Premium for Gramercy Park views?

How much of a premium is it to live in a unit that faces the park and has direct park views. This unit is a very small studio/jr 1 layout in a bldg that has mostly small apts of similar size (less than 400 sq ft). It is pre war 30 unit bldg, but isn't architecturally charming the way some of the older townhouses are. Thanks!
