Is it possible to renew a rent stabilized lease with an option to leave? I've been in this apt. for 20+ years and have put in a deposit on a new development planing to be finished by Jan 2011. I want to renew my lease as a back up in case something goes wrong with this condo development.

If you are in a rent stabliized apartment for 20+ years, then your rent must be VERY low relative to the market rent for that same apartment. I would guess that your landlord would be thrilled if you vacated early. So, this should not be a problem.
