Ev: this thread is for you. I found some interesting listings (albeit with faults). 1) 96 Schermerhorn - high maintenance (P.S. 261) 2) 111 Hicks - also high mtce (PS 8?) 3) 187 Hicks - low mtce (but priced higher) - PS 8? 4) 150 Joralemon - high mtce (PS 261)

Nyc10023, thanks! We love the St. George (111 Hicks) but the maintenance puts it well out of our range. When I had in mind an NYC crash, that was one of the buildings I was betting on being able to buy into. :)

The lowest-mtce co-ops in Bk are apts in townhouse co-ops. If you are opposed to rowhouses, then I guess these aren't for you? There are a few co-op multiple-family-as-built buildings in PS that I've seen on the market with much lower mtce than comparable size apts in doorman/elevator buildings. Of course, these tend to have railroad-style layouts. Let me dig up a few.

I know you're really opposed to rowhouses, but Windsor Terrace is worth a look.

I don't know from Windsor Terrace schools, but PS154 has a better rep.
