Does anyone know why this unit has been on the market for more than 600 days?

its over priced for zip code and neighborhood. The appraisal for 3 B is $325,000 and in the current mortgage situation it wont be a wise investment.The sponsor refuses to budge. The building was purchased for $330,000 so the sponsor has already profited from his investment. Fringe neighborhoods are the hardest sell in a recession.

I heard that there are legal issues and that the developer is non-responsive. Any insight?
