I closed yesterday on a small 1br in yorkville. thanks to streeteasy for providing great research and a forum which provided me with very helpful information. thanks to all the bulls and bears for countless debates which helped me negotiate my contract and get a fair price. There were a few posts on here that really played a big role in the decision making process. I never would have thought of several items if it werent for the people here. hopefully the market doesnt go too much lower...lol

Sorry, but why does closing on an apartment instantly make you a bull? What does it say about you and everything you're written to date when something that essentially insignificant to the market flips your market view? As to your parking question, I like Tower 67 garage as it only allows monthlies and I don't have to deal with a parking lot full of Jersies getting their fill if Aida. Insurance, funny enough, I just got my bill for my $20MM personal umbrella policy. Section D subpart ii, third paragraph states I shall have on all motor vehicles and motorboats liability insurance of $1MM for my umbrella to be binding. FYI, even though I am 40yo w/ a 6yo and 4yo I carry NO life insurance, but just a $20MM umbrella insurance... why would that be? 30yrs... oh why?

You've been in NYC RE for 30 yrs in the greatest re-birth and renaissance of NYC in its history and then the greatest RE bubble in its history. My father came to NYC in 1977(so about the same time), a immigrant without a HS education, no english skills (still can't read or speak it well), with 3 kids in tow, a housewife and $2000.00 in his pocket. I was younger, but you and I grew up in NYC together, the bx burning, crack/aids epidemic, MTV, re-birth of the city, internet boom, 9/11, NYC RE bubble. You were older, were in NYC RE, saw 100s of LT cases, involved in many flips, many sales, come from a family of RE, all the while turning down offers from large brokerages cause they couldn't pay what you thought you should be paid. Donald made billions, Macklowes made billions, Kushners made billions and my dad (let's call him daddy monkey) is 10x richer than I and hasn't had to work in 15 yrs (me just 7yrs).
Given all this, I would think a person such as yourself wouldn't be sharing an office with a RE borker's desk abutting yours in the waning years of your career. If I had no kids, and was in my mid 50's, I'd be traveling the world with my wife never looking back.
So put your smoking jacket on, roll down the blinds, get your 35mm Linda Lovelace movie projector going and pop some popcorn.

I was a bear...still am kinda, but at my pricepoint, I feel like things are bottomoed out (hopefully). only wime will tell. I definitely got the second ave. option for free.

A terminally ill religious leader was told by a few doctors that she has 6 - 9 months to live, a year at most. A year later, she was still alive and she's feeling pretty good with the marijuana prescribed by the doctors. She won't be playing tennis or running a marathon anytime soon, but she continues to live her life instead of just waiting to die. The doctors look at her charts and is amazed at how long she has lasted... I guess you can say they are waiting for her to die. Maybe next week, maybe another couple of months, maybe even a year or two from now... One thing is for sure, God hasn't miraculously healed her, at least according to her charts...

Maybe i can now eat the blue fish i catch by the Creek instead of selling it to a local supermarket by 67th and 8th ave in Manhattan. They paid me top dollar for those fish.
