Discussion about Gallery at 112 West 72nd Street in Lincoln Square
I wondered too. I remember when Columbia Savings was in the base of the building. I had been in a couple of apartments several years ago and found the prior renovation substandard. Although that was a long time ago, I seem to recall it as one of those renovations where everything was stripped bare leaving smooth sheetrock walls. This was the norm in the 1970's. At this point, the kitchens seem small, even by NY standards. It strikes me as a building for investors as opposed to owner occupied.
I own an apt in the building. The location is excellent - it is close to the park, and is near several subway and bus lines. My daughter lived there for a while, until she relocated to another city. She was very pleased there. I was then able to rent out the apt immediately. So thus far I am pleased with my investment. I look forward to living in the apt when I move back to NYC in several years.
Why is maintenance so low? Is it because of a tax abatement, and if so, when does the abatement run out?
There is a $225.00 assessment for another year. Add that on and consider that it has no doorman and does not look like a bargain. I still stand on what I said earlier in this thread.
I am a broker who works across the street from this building and would like to get in touch with any condo owners looking for broker representation. I can easily show your apartment since I am located right across from it! I have a solid background in matching well qualified tenants and buyers to landlords. I advertise on all major outlets and am happy to co-broke with other brokers who have good clients. Please email me at: myaptnyc1@gmail.com. I do not hoard my exclusive listings like other brokers and work hard for the landlords that I represent, opening all outlets available to find the right tenant/buyer for your property. Thank you!
