184 Kent leasing question

My wife and I were considering a 2BR at 184 Kent in Williamsburg, advertised with apts&lofts for $3300/month. Turns out, you can go directly to the building (no need for apts&lofts) and the truth is that it's actually a $3800/mo apartment with 2 months free on 14 month lease = net effective arouind $3300/mo. You're still out of pocket $3800/month though, and I assume after your year lease is up you don't get any more freebies! Here's the question: anyone know if management is negotiating these prices at all? They do seem to be renting these units out but honestly, $3800/month seems like a lot to pay for less than 1000/sf in Williamsburg. Maybe I'm just out of it, but I welcome any/all comments here.
did you actually see the apartment with an agent from apts and lofts? because if so, and you decide to move ahead in that building, you are tied to that agent for that transaction
Nope. Didn't see anything with a broker, just on the web. And I think what you're saying is only true if you sign a fee agreement. But any insights as to this buildings negotiability?
if you didn't see it with the broker than you are ok. fee agreements aren't needed at buildings with onsite leasing agents. as for negotiability, i have no idea. why don't you go see the building, and apply. it's the only way you'll find out.
