I saw that and was going to add it to the 'chopper' and 'comps' thread. The ink is barely dry on the 15CD closing ($1.75mm) and they are offering this at $1.5mm. How pissed are the owners of 15CD!! I don't think the two floors make the difference.

Is this an indication of the buyer pool drying up? Or 'on strike' if you will? (same result)

It's hard to draw comparisons without knowing what renovations were negotiated into the #15CD sale. Also, I don't recall whether the listing for #13CD always specified "raw" space as it does now. Still, that's a whopping big reduction.

Walter - 15CD was completely renovated. Sponsor is not doing any more renos.

Hardest part of any Reno is the logistics. If you are a renter and can extend while you do this, it's easy money. It's the ninnies that try to save a few bucks by living in a reno that swear never to do it again. And let's just say $1.5mm is a soft flaccid ask.

nyc10023.. non-reno makes more sense... at that point one could easily argue it is over-priced vs the 15CD comp.

Malthus: I believe that the units are still on the market, either as half-floors or full-floor. Unless AB has gone to contract.

I like the modern layout of CD ... not easy to achieve in a prewar remodel. Can't speak to value or anything else.

Alanhart: CD has a better layout, but has a really bad southern exposure (brick wall view). AB has much better exposures.

Aha. I haven't seen AB floorplan, and too lazy to try to visualize based on deconstruction of the full-floor, but but but: brick wall's bad, yet if it gets actual southern sunlight and is quiet, I might prefer it to the less-than-ideal views and noise of 72nd & WEA.
