Rental at 1 East 66th Street

NYC real estate experts, please advise. This looks like a unique offering appropriately priced given what it would cost to purchase and maintain a similar/ this unit. I have not viewed in person; why has this been on rental market so long?

Is this a coop rental? Limited in duration? Tough board most renters don't feel like dealing with--especially for just a 1-2 rental if that's all that's allowed? Appears to not be one of the better layouts in the building--awkward. $12K for no real dining area? Guessing. Anyone else...?

The idea was that owners would be eating downstairs in the co-op's dining room.

.. but more to the point, what would some people not like about it? I haven't seen this -- and I love the CP views -- but let me play devil's advocate from the listing:

A post-war, which means a shorter ceiling height than the current tall ceilings which are in vogue; nothing in the description about a renovated kitchen, and the last tenant was a few years ago, so you've probably got an older kitchen, which would be unloved at this price point; view apartments often make for awkward furniture placement, and this is not ideal for a TV watcher; no photos of the BRs at all, so a possibility that as they are in the back of the building they're somewhat dark.

Finally, you'd have to love the whole restaurant-supplied private dining room thing, because you can't have eight people over for dinner in the apartment. In general, a poor apartment for eating and drinking, as all food has to cross through the gallery to get to the living room.

also also, thanks for the fp link, NWT. Adding the maid's room was a great idea, which created a better apartment, but you can see that little closet on the right of the office originally belonged to the second BR -- and IMHO, that's where it should go. Now you're left with a second BR with just one smallish closet -- great for guests, less so for a kid.

Again - very helpful. Front_porch - I have researched your postings throughout Streeteasy discussion boards and have found that each one provides thoughtful analysis in a wonderfully professional manner. At first glance, I was thinking that I must be missing something to the extent that your thoughtful analysis provided on the boards would appear to be obviating the need for your services. However, after further consideration, I realize that your professional and helpful posts are an excellent business development tool for bigger fish over the long haul. Indeed, the agent we have used for our last 3 real estate purchases won us over in exactly the same manner. The professionalism definitely stands out among posters that appear to frequently deviate from the originally posted question. I am about to start a new thread that I hope you will find and provide insight on, but in the event that you do not, I did want to thank you for insight to date and commend the way you conduct yourself on Streeteasy. While we have no current intent to buy in Manhattan, I have filed your information in my NYC real estate file.

One other thing to be aware of is that 66th Street is extremely busy since it feeds into the Central Park westbound transverse. It is not unusual during busy times to have the whole block at a standstill with taxis and cars in the roadway beeping....Not very "Upper East Side" for some buyers or renters...Many looking to buy on the UES Gold Coast area will not even consider 66th Street

you are far too mouthy and verbose. i think you like looking back over what you've written, and asking dumb questions just to illicit a response. FIND A BROKER, at least you'll have a captive audience for your nonsense, since you'll end up paying for them.
