Discussion about
Question for the neighborhood experts. Looking at buying a property on Downing St for investment purposes. How does this street compare to others in the WV in terms of desirability, prestige, etc. I know its not Charles or Perry, but how would you rank it? thanks!

Just curious, what percentage down do u have to put down to have it cash flow on a 30yr fixed? Or are you just relying on price appreciation?

Downing is interesting because it's nestled in a strange little pocket of that neighborhood. Not west of 7th Ave, so not as quiet as the west village, and rather close to the hustle and noise on Houston, Bleecker, 6th Ave, and NYU. But Downing itself is rather quiet, relatively, and has some nice properties. If you're somewhere in the middle of the block and closer to Bedford than either of the avenues, I imagine all but the most discerning buyer will make too much of a fuss - this is still a pretty prime address. No, it doesn't have the cachet of Perry, Charles, Bank, etc., so it likely takes a discount to those addresses, but I don't think you'd have trouble renting the place(s) out. That said, going for a flip in this market is only for the brave and/or foolish. Good luck!

"flipping the property"

that phrase officially became a joke punchline in 2007

Sunny D - no wonder it is so expensive, was designed by 1100 architects - must be pretty intricate!
