$2000 furnished 250 ft 5th fl w/u at 400 West 40th

1. the apartment I'm referring to is currently listed on SE 2. at $2000/month for a 250 sq.ft. 5th floor walk-up studio 3. at 400 W.40th St across from the Port Authority bus terminal 4. from a LL who doesnt take dogs Questions: 1. does this seem like a realistic asking rent 2. is the furnished rental market that strong 3. I own a 275 ft Sponsor doorman studio that takes large dogs 4. gut renovated 3 years ago 5. any ideas on what would rent for furnished thank you for the help and advise rb345

1. 275 square feet isn't large enough for a dog let alone a human AND a dog.

160 sq.ft. so mine is a behemoth by comparison.

And if I furnish it with milk cartons, what reasonable person wouldn't jump at the chance to
pay $3000/month for the apartment.

According to TokyoToday.com, the size of the average Tokyo apartment is 750 square feet. I have NO idea where you came up with 160 square feet (ok, maybe I DO, but I'm too polite to say).

Actually, I think maybe I do know where you got confused. They measure area in terms of square METERS, not feet. 160 square meters is 524 square feet. Still not quite 750, but at least in the ballpark of something livable.

Simply place an add with photos on craigslist and see how many responses you get. If you get more than 10 replies for an appointment then its clearly the market rate.

to ask whether its asking rent was realistic given its location behind the bus terminal.

My apartment is at least 10% larger and located in a much better area, and NYCMatt notwith-
standing, is large enough to accommodate a nuclear family + four large 100+ lb. dogs as long
as the nuclears dont mind sleeping in the bathtub.

That much said, I will probably list it for $1850-1999 when it becomes available, with the tag
line "21st Century Apartment at 20th Century Price".

Ok.I own some rentals in the area. What I get (last one 2 weeks ago) is $1800 for 450sq ft. walk up, soso building, nice apt. It went in 2 weeks. market much better than say a year ago. However at 40 th street you may or may not know that there is a homeless place under the bridge wher they serve food. Lots of weird people there at night.
So to answer your comments: I think the price is wrong.(if the sqft is right).
Sorry for the jokes above, it was too tempting (I have limited patience for retards)

I'd rather jump into the Hudson than live right across the street from the POrt AUthority. First, it's noisey. ANd at night, there are TONS of homless people. Go a bit further uptown and it's a better area.

My apartment is in a pre-war doorman building on a theater block. Unfortunatey, due to Bloomberg's abi-
lity to afford higher quality consumer disposables, there are no more streetwalkers providing comfort
and spiritual uplift for single male tenants.

Notwithstanding that loss, the block is still very nice and so I will price at $1850-$1999, possibly more
if the market continues to improve.

It's 1722 ft²

1 meter = 39.3700787 inches

39.3700787² = 1550 in²

(1550/144)*160 = 1722

Another reason to fear the U.S. educational system. Just ball-parking will tell you that 160 sq m <> 525.9 sqft feet. Approx. 3 feet/m so squared would be 9ish, 10ish squarefeet /meter squared. So multiply by around 10 to convert sq. m to 525 sq. feet.
