do these seem like normal fees? $550.00 Application Fee $595.00 Processing Fee $500.00 Underwriting Fee $750.00 Bank Attorney Fee

You're in the ballpark. Nothing shocking. Closing is about between $2K-3K. If a coop, you avoid certain other fees.

If that doesnt include the appraisal fee in there then it sounds a bit high. But of course if youre getting a better rate then anywhere else, then not a bad deal if youre paying a few hundred more in bank fees. You have to look at the overall costs. sunny.hong@bankofamerica.com

Flmaoz. My 6 tkts to the nutcracker cost more than your Fking closing costs. Maybe you have no business taking on such financial obligations.

Like the ninny that worries about the .25$ coupon on toilet papers and ignores the $8 toll to nj to get that savings! Borrowing money ain't free. may I suggest taking a tiny wheenie bit off of the 6%. let's say 1% off of a $1mm studio and not whine about the $2k to borrow $800k. My Flmaoz still stands Erkie.

And seriously fktash. If you got a 3.5% mortgage but had to pay $5k in closing cost versus 5% with 0 closing which is better?

A: depends on how big a Fking mortgage and how long you plan to keep it. What is normal when you haven't told us the biggest Fking piece of data. What is ur rate and size. Closing cost is like the tip you give a garage attendant. If it matters find out if they charge $80/ hr or $10..... Don't come Fking understand sensitivity bf spewing off idiot.

all great points. and if i had asked the question "why these fees are so high", your answer would have been right on the money. but since you apparently like to come up with questions, and than answer them yourself, your post are irrelevant.

ekar...is this for your 800k house in the middle of no-where north east hampton? if so, if you can't pay cash for starter vaca hom in the hamptons, you shouldn't be buying, let alone asking about a few minor fees

The OP just asked if the fees were "normal." He didn't say that he couldn't afford them or would abandon the deal because of them or anything else. Even if a purchase is large, that isn't carte blanche to take advantage of one party on the transaction costs. When you buy a car you don't just smile and say, "fine" if the dealer tells you the floor mats are $100 each. It's a small amount in the scheme of the auto purchase, but if it isn't fair, it isn't fair. Here the OP simply asked for some opinions on closing costs which isn't unreasonable. Maybe there's history between you all on other silly threads, but this one now looks like a school yard slapping and hair pulling squabble.

apt_boy. when banks are giving me money at 4.5%, why wouldnt i take it? my cash has more valuable use to it.

kylewest. thank you... my last purchase was a few years back, and for whatever reason i didnt remember seeing so many different fees. it almost feels like that seinfeld episode when jerry is buying a car from david peati (sp). but it is what it is. not complaining

I don't know what "should" means in this context streetsmart. there is no requirement that anything in particular be included in the application fee. In my recent closing, i believe those were separate. My fees totalled about $2300 for a coop refi.
