Discussion about
We are in the market for a three-bedroom rental on the UWS (for a family of four), and would like to find something for under $6,000. Any suggestions on buildings to watch?

That's a tough niche. The best deals might be in condo/coop sublets. Among pre-war rental buildings, you might try 680 WEA.

a 3 br may be tough at that price. i saw a few classic 6's under $6k during the winter/spring of 2009. i'm not sure such "deals" are still out there, but i haven't been looking. maybe keep an eye on 140 West 86th Street and 575 West End Ave (despite rental history on SE, i saw a 2nd floor, street-facing C6 for mid-high 5's in early '09). also, you may want to look at large 2 br's where you can wall off the dining area to make a 3rd bedroom. Good luck!

sorry, i meant keep an eye on 574 West End Ave (across the street from 575). we saw 3 br's at 575 WEA (nothing for under $7k) and, imo, they're very overpriced.

you may need to swing by 574 WEA to get owner/broker contact info. i don't think the building is in SE's system. crazy as this sounds, i had a quite a few good hits from Sunday's NYT printed RE section.

check out stonehenge village (97th between amsterdam and columbus). Lived in building and some good 3 bedrooms for under 6K

If you look at Stonehenge, make sure to confirm the # of Air Conditioners in the apartment. I've seen 3BR's there with a total of 2 A/C's in the apt. Not what you'd expect from a renovated 3BR for $5,000+

west river house -- horrible building in terms of service/management company, but offer 2br where you can wall off dining area for 3rd br

we looked at west river house. great location, nice amenities (rooftop terrace, laundry on every floor, etc). apartments are very white boxy with low popcorn ceilings, but may be a good compromise for location/space/price.
