Promenade is a condo complex built on a pier in Edgewater, NJ. I would bet almost no one here discusses it and few know about it.

the brooklyn heights promenade is what came to mind when i saw this, but i have no idea of whether there are coops or condos on it, i seem to recall looking at a unit overlooking the promenade, but it was years ago and i may be disremembering.

There are about two co-ops, one jehovah witness, and one condo apartment building overlooking the Brooklyn Heights promenade and the rest I believe are brownstones "for the most part". I'm sure there are condo's and co-ops in some of the brownstone buildings as well and more from across the street, but those aren't really on the BH promenade side. The co-ops and condo building are low ceiling buildings. Not really great but the views are great.

You really can get an apartment ON the water ("over"?). On the other hand one can still be "on" the water if you are at the water line. You can stretch that to being an FDR away from the water I guess.

The PH's look cool but with such chinzty little balconies.

"Promenade" made me think of Brooklyn Heights also. At the risk of paraphrasing Sarah Palin with the same affect, "I can see EDGEWATER, NJ from my house." So what? Who cares?
