Sadly, there is a catch. The maintenance for this unit is over $3,000 and I doubt it is actually 1,800 sq ft (1,500 sounds more like it). The maintenance in this building is quite high for most units, so a lot of the seeming "discount" is probably due to that. And you can probably get a better proportioned maids room in most other sixes in the area (there was a recent thread about 3BRs / 2BRs + decent maid's room).

Apartment 3F, configured as a true 3BR (small dining area instead of full DR) and with a sligthly smaller maintenance bill, just went into contract with a last asking price of ~$1.8m. I suspect that the settlement price for 3F will give us a better of indication of the value of 8G in today's market.
