As with any city application there are no guarantees as to how long it takes. I am a current owner and a few of us have repeatedly followed up with HPD. They supposedly have a completed application in hand and the developers have answered all questions so far. I would think at this point we are pretty sure that the city will approve prior to the July 2011 real estate tax roll. And to answer the other question, there has never be an instance where a property qualified for a tax abatement program where they did not receive it.
I was told there are no affordable housing units in the complex, how is it making the hurdle for the tax subsidy?
the 421a program changed during 2008. Prior to the change you did not need to have affordable and market rate apartments at the same location. livmor began in 2007 prior to the qualifications changing.
