Never seen it in the flesh. Just pulled it up on Google maps. One of 2 narrow THs sandwiched between higher buildings, but at least in the back, it's bordered by a row (10?) of low-rise THs.

Generally, when a building is flanked like that on both sides, it's worth less. Also, it's very narrow at 14.25 feet. Also, from the pics, it is not in turnkey condition, and that's what you need if you want top dollar for a townhouse.

My gut says 3.5, 3.7 (not knowing the market on the East Side at all).

In what looks to have been a very good deal (or at least that should have made price chopper thread), the neighboring 20-footer at 111 east 85th sold for 5.8m in in Sept '09 after an initial ask of over 10m.

What a dump. You walk in the front door and immediately trip over the baby grand.

Maybe they're problem clients. Paula Del Nunzio would've told them to put the piano and other junk in storage, right? Or does that HGTV-style advice not matter in New York?
