Seems like a great proxy for the quality of the apartment or the level of demand for properties of the kind. See for example this property in inventory-starved Tribeca. http://streeteasy.com/nyc/sale/580604-condo-108-reade-street-tribeca-new-york In need of a fair bit of renovation; entry from the fourth floor for this third floor unit; listing saved by almost 60 users in less than a week; went into best-and-final today I was told. Good luck to the lucky overbidder!!

People looking in south Tribeca will need to start considering Fidi as both are equally isolated.

Finally a realtor who UNDERESTIMATES square footage: a room measuring 22'6" x 23' is described as: "The large living-dining area is nearly 23 square feet". On Corcoran site as well. Hey, what do you expect with a potential $80,000 + commission on the line? Editing??
