Discussion about 52 Warren Street #56
Where do people think it will sell (not what it should be)? Small windows, uneven ceilings (high 12 foot in the living room, low 8-9 foot at the back), additional bath and gun renavation needed. My guess $2mm.

Great bones, but a gut reno. It's a lot of work. I saw this apartment.
The number I thought of was too big a difference from the ask and I didn't want such a large project.
It's been on the market since Aug 09 and the owner has been trickling the ask down a toe, a foot, an ankle at a time in the cold water of new values of the current real estate market.
There is too much finished product out there to warrant paying anything more than $1.8

And pay no mind to that 4N recent sale listed as I believe that is not this building and in the wrong place.
THe other #4 sale is.

The Atman and the Brahaman of this apartment were so close it almost reached Nervanah!
Alas this was not to be.

haha yes but that listing did include apartment #4.
Reincarnated to half the man it used to be....or rather tried to be.

Meaning I didn't offer it.
This was back when the ask was $2,995.

Offering $1.8 while the ask is still $2.6 will not do you any favors unless you put together a well informed gut reno estimate to include with your offer. Show them 49 Warren's listing to add weight to what a completed, not a "just the bones" price would be.
