When do the bulk of listings generally show for 1st of the month availability? One month prior or sooner?
One month prior and most agents get listings that will be coming to the market from the rental managament that is not seen by public. where are you looking to rent? Call or email me lyusuf@stribling.com or 9174780557
Pay no mind to the "secret" list.
You can easily find rental buildings you like and contact their managing office(s) that you would like to know upcoming unit #s and price.
On a weekly basis, pre bubble and half of 2009 saw most new listings of the week show up on monday/tuesday on SE. THe past year the bulk of the week's new listings have been showing up Wed/Thurs.
That's pretty good, truthskr. I know of at least ten buildings on the UWS with apartments that are available yet they're not showing up in my searches on SE.

See, individuals can payoff building managers just as easily as brokers and yet save themselves paying 15% commission.
Sorry if this kills anyone's "action" but technology has now made it easier to identify properties and contacts.
The days of earning the quick buck acting as a glorified bellhop are coming to an end. THe sooner the lazy unskilled broker learns this, the better.

And if you wan to get really creative, identify buildings you really like, check the streeteasy history of the building in the rental section. Find apartments that were listed as "rented" or just came off the market in MArch/April. THese are possible non renewing lesses that will be on the market.

THen you can call the managing agent and inquire about the unit, "not available", oh, do you have a comparable unit? "yes" blah blah blah. manager; do you have a broker? "No, I prefer to be hands on, YOU can be my broker."
truthskr, OP is a relo without a strong grounding in NYC (note the other thread asking about Tribeca vs. UES).
therefore, I don't think he/she is the best candidate for DIY apartment hunting -- for example do you think OP even knows what London Terrace is, or has the patience to compare, say, one-bedroom layouts in London Terrace Towers with one-bedroom layouts in London Terrace Gardens?
smooth, in your shoes I would pay 15% of a year's rent just to get brokerage services. If that's not something you want to do, I honestly think you'd be better off digging through Craigslist than trying to do other spadework.

Wasn't aware of that, that absolutely changes the picture.
In that case I'd encourage working with a good broker.
(This is the scenario where you need an informed bellhop :) )
A rental broker dealing with rentals exclusively or something like Cocoran, PE, Sothebys, Halstead?
LL here (Renovated walkup buildings in Manhattan): If I have an apartment for rent for 4/1, It would not be vacant until 3/1, and it would take at least a week before its paited and cleaned so I can take pics and put it online. Therefore the public does not know about it until sometime near the 10th of March...

Bellhop is a poor analogy. Agents are more like taxi drivers. And in rentals, many speak English about as well/poorly as your average cab driver.

Ive place at least half a dozen friends in their homes the last 12 months. Saved them a considerable amount of money. All with relatively light effort.
I also know several real estate brokers, most of the ones I know were failures in several other fields until they fell into bellhoping.
The rental specialists are pretty much the pee-ons, the ones learning the trade and if in this phase can demonstrate some ability to maintain a lucid conversation, possibly get partnered up with a seasoned closer.
See in the rental market, most people are stuck. Lease is up, have to move, you have a guaranteed sale situation. As a broker, you breathe in the same room long enough and a percentage of those guaranteed sales end up on your lap.
Smartest and most clever brokers I know and/or have encountered are commercial.

On a seperate note;
I would say give Ali (front_porch) a try. I can say without a doubt,some of the things she posts leave me scratching my head,and I disagree with her more often than agree. But I always believe her to be sincere. That's actually a better endorsement than if I were friends with her.
Besides, she spends too much time on here and if she F'ed up with you this board would kill her. In essence, she'd be highly accountable, a rare thing in this biz.

I actually get some clients from this board, although not as many as a couple years ago, when the board was a bit more broker-friendly and you had old hands like oldbroker and 30_yrs on too. (speaking of which, haven't heard from MRussell in awhile).
Interestingly, it's pretty gender-divided: the clients I meet IRL (say as referrals from friends or previous clients) are overwhelmingly women, or couples where the wife is taking the lead, while the clients I meet here are overwhelmingly men, or couples where the husband is taking the lead.
Do you find the same thing?
