70 Riverside Drive

I haven't seen the apartment, but if it fronts on 79th, there are a few obvious problems. Traffic on that corner is relentless. A few floors higher, you might have a view of the marina and the river. On four, you're looking at the M79 bus, with a side view of the roundabout leading to the highway. Also, very few of the people who are drawn to family-size apartments on the Upper West Side are interested in that style of architecture. And while the apartment is large, a fair amount of space seems to be wasted.

I actually thought the layout was great - eat-in kitchen, good sized bedrooms (except for one), huge open living room, tons of closet space.

Fair points on view and architecture style, although I would think both are minor. Very fair point on traffic, and that could be a major point.

All that said, I guess I am still pretty surprised on a psf basis, especially considering what else is out there.

Have you walked up the hill to west end avenue on 79th? The only good news is that the prevailing winds generally are at your back. Further to w8st, that is a major off on ramp for the west side highway as well as staging idling for the m79.
