never....based on how long its been on. now I do think they will cut it, perhaps in a month or two but not to a realistic level. its basically a one bedroom with a very small home office. id say they cut it to 2.5 or 2.45. i think its a great location and perhaps some nice touches but id say it is worth 2.1 to 2.2 at most....
what do you think.... have you seen it
And they have to correct the spelling..It's Damien Hirst and Donna Karan..
think they will change the broker will a new price. but will not sell for more than $2mm.

If you like the apartment, there is nothing wrong with the lowball you have in mind. you have great ammunition, you can include the recent neighboring sale as a comp with your offer.
Let's face it, ultimately it's not a lowball, it's a what it's actually worth offer.
I know for a fact the other unit needed a complete roof repair, expect the same with this one.

Wow. It always astounds me how sloppily written many listings are. No editing, terrible grammar, spelling and syntax errors--for the money the agencies are making on these deals you'd think they would at least make an effort to get the basics right.
It's an AIR building. With all the current issues in the air regarding AIR status, most lenders will not offer mortgages on these building unless you can prove that you have earned official AIR status. And you would be foolish to buy if you haven't done so.
relisted $200K lower.
Any thoughts on whether this trades now?
Also - to the poster who stated that the roof has issues, are you sure about that? I was told this one was already fixed.

hah - funny this should show up. went to the open house today. I overheard the broker telling another guy that he already had an offer at full ask....i wonder if thats true??
I would assume any older SoHo cast iron long term artist/gallery building is AIR until convincingly proven otherwise.
per Property Shark, building is zoned M1-5A; in Soho that indicates an A.I.R. building

A) a verb meaning to do all that is false and misleading to earn a commission.
Eg. A car dealer 5 minutes to closing the deal, has another car salesman show up in the office and say, another customer would like the car in question for list plus $10k. That is fking brokered.
A lemming is one who pays list plus $11k .....

Well it's been a year since I posted and probably near 18 months to 2 years since I saw the (other)apartment.
Yes I AM 100% sure the OTHER apartment had a roof issue. I said to EXPECT issues with this roof, its the same age, same wear and tear with cruddy pavers.
You'd be a fool to buy this apt without a roof inspection.
Trying to disguise this unit's history (6F) by calling it unit #6 has the opposite effect.
BTW is this really 2 bath? floorplan looks like a 1 and 1/2 bath.
We don't need no stinkin roof.....
