this place has been hanging around for a long time. Where are the blemishes?

For starters, East 36th Street is a major thoroughfare for the entrance to the Midtown Tunnel.

That is RIGHT where the traffic goes into the tunnel, so very busy, but building does face both north and south (south gets the noise).

Falco, didn't know you were considering Murray Hill - wish I'd known as I heard about a penthouse apartment, 1,800 sf., good sized setback terrace, sponsor unit, so no board approval. Estate condition (needed a gut renovation) but went for cheap within 4 weeks of listing. Might have been just what you are looking for.

Oh, it was 2 Bedrooms (possible 3rd) and 3 full baths.

In this type of market that building does not sell well... The noise is really not a problem but it is a very busy street, you will never get a taxi and if you use a car service that's an issue because they cannot park. Anything other then walking is a pain. And you are over the tunnel.
Having said that i think those things are built into the price of most of the units.
The location is very central, easy to get to the airport if you travel and nice staff.
The residents are either very young, (first apts or parents purchased) or people that have lived there forever!!!!
The apartments are nice for the price but the other negative is they are VERY hard to sell.
