Looks beautiful and great design, but really is in the outer reaches of BPC. Definitely a haul to get anywhere, and pretty limited services.

do you know much about this PILOT tax issue?

Not sure; I know that as part of BPC, which is a land-lease, that the building doesn't own the property and incurs additional fees as part of this lease as well as due to the deal with the state that all BPC developers cut. Basically, owners are expected to pay into a state fund that covers certain taxes, keeps BPC maintained and subsidizes the middle-income housing there. This is always a "ticking time bomb" for many BPC properties as there is limited control as to what can happen to these fees. Hence why some of the older properties in BPC has disproportionate maintenance costs, that drive down their resale price.

Definitely something to get a very good understanding of before you buy. The RiverHouse is dealing with the same thing and the offering plan leaves some big openenings for future maint increases.

Is this "tax" 100% tax deductible as they claim it is ?
