Nice job TAP. I'm sure your sentiment would have been way below 50 for the duration of Sep08-March 09.

just a hunch based on nothing, but no way are the writers of this female. a professional woman who wanted to be taken seriously would stab herself in the eye before doing that cutesy schtick. these are guys writing this. fat guys. and we'll know how brainy they are when they politely and cutely ask you to pretty please with a cherry on top stop promoting their publication.

Hi everyone - and thanks, SteveF for picking this up.

Truth be told, we had no idea where the numbers would land in terms of the index ... and were pleasantly surprised when they came in close to the national numbers from both the Michigan and Conference Board surveys (even though they're not real estate specific).

Was was interesting (and yet not surprising) was the divergence between sellers and buyers ("no sh**", some of you might say). In fact, the buyer index shows an anticipated contraction in prices with a level in the 40s.

Over time, we can't wait to see how the index evolves, wherever it may go. We constructed the questions and calculated the values based on the methodology of the Conference Board. While yes, lo and behold, we are agents, I hope our content and objectivity over the last 15 months of blogging on our site can lend credence to the fact that we are not massaging these numbers.

For the streeteasy community, below I'm attaching the different index levels for Current + Future Economic Conditions, Current + Future Personal conditions, Housing Prices, Overall levels for buyers and sellers, and the combined buyer/seller indices below (with the change from last quarter). As you will see, buyers' future economic levels are only at .55, and their housing price expectation is at .43, which is up from a very low .39 last quarter.

congratulations on your joining elliman. i think earlier i read that you had "teamed up" with the margolis group. i had no idea they now have managerial control of the blog.

to be clear, elliman does not have managerial control of the blog - nothing has changed on the blog front - we have continued writing the blog independently since June, when we joined Elliman and, truthfully, the blog has never come up with management

further, we have wanted to create an index for a looong time, and this is when we finally got around to doing it (which is why, to some readers' dismay or disappointment (note the funny "sisters" comment above) we have maintained our quirky style, sense of humor, etc.

we would say to those thinking we're selling out on the woman front, please don't mistake our humor for a lack of seriousness - we just refuse to take ourselves too seriously. between Wharton MBAs and degrees in finance/economics, howeer, we do take quite seriously our mission of elevating the level of discourse in Manhattan Real Estate - that's why we entered the industry to begin with. these values matched those of Howard Margolis, and lead to our creating this team.

don't you think in the interest of fair disclosure that it might be nice if you were to mention your new employer on your website? i totally thought you were independent.

and you might ask the real deal to retract, as they described your blog as "The Apple Peeled, which was founded by Margolis team members Marie Espinal and Ana Maria Sencovici when they were with the Real Estate Group NY, turned over to Margolis team management after the founding pair moved to elliman last year (no money exchanged hands)." you're also referred to as an elliman blog.

aboutready - truth be told, we're just getting around to redoing he site to give attribution to us (after all, what good is it if noone knows who you are) - right now, we haven't yet used the site to generate business (otherwise, we'd have our profiles there, some sign-in sheet, etc.)
as for the Real Deal, I wouldn't say there's untruth there - the blog was founded by me & Marie when we were at TREGNY. As for it turning over to Margolis team management, that would be me, Marie, Howard and Jeff *lol* so, that would mean we're managing it :)
As for it being an elliman blog, I'm not quite sure what that means - we're agents, yes, and we work at Elliman and we have a blog
If you note the content from June (when we joined) to now, I'm sure you will note no difference in our content or the way we report it.
also, i noted huntersburg's comments - are you with BrickUnderground? if so, Teri actually often refers to our blog as run by agents/brokers, so we've had nothing to hide

chiqui - we will be releasing the data on a quarterly basis - this is based on the underlying assumption that confidence sentiment doesn't change materially from month to month
