Maintance is actually $3200 not 1700 as listing states. The brokr said shares were not properly allocated when the building went coop what does that mean? I never heard of such a thing other similar size apts have normal cc
In the 30 years since the building went co-op, each owner of 21E's shares must've whined about the too-heavy allocation of shares. All to no avail, as there can be no reallocation without the consent of the other shareholders. They'll never go for it, as their maintenance would go up.
The sponsor (the Milsteins) apparently attached a lot of weight to this one having a true second bedroom, in a building full of one-bedrooms, but didn't deduct enough for that huge bulkhead projecting below the LR ceiling.
The seller has dropped the price to account for the high maintenance, and is also offering to pay $1500 of that maintenance for some period of time. But not, apparently, in perpetuity, so you'd have the same problem someday when going to sell.
