High View vs Low Maint

Let's say you have two 2BR 2.5BA condos apts in the same line. One lists for 1.75M on the 40th floor with river views but maint/taxes is $2500/month. The other is on the 4th floor but with maintenance/taxes of $1000/month What should the 4th floor apartment price at? $1500/month ~ $300k at 4.625% 30 yr fixed.
