building at 233 East 70th Street

Any ideas?

Trying to figure out the same. Maintenance in the building is very high so something must be wrong with the financials but not sure. Problem is if maint keeps going up by 5% you can get killed in 10 years. No real amenities at the building either so not sure what you are getting. There are only a handful of apts on each floor which contributes to the problem.

Relative to other buildings, the maintenance is really not that high. Now is a great time to buy at a discount since you'll certainly see a rise in prices once the subway construction is complete in the area. Apparently, they had to replace the boiler which led to the last maintenance increase but maintenance is not going up in the new year.
