I don't think you can derive much info from this particular sale ... it was a short sale, which is such an arduous, torturous and drawn-out process that it's like playing the lottery. In addition, it looks like it was listed with an off-the-system broker, and only put on the listing systems after it was in contract. Maybe even a shady inside deal.
As for Harlem going down, my sense is that it's still in stagnation & standoff, not going much up or down, but I haven't been following too closely, especially for brownstones.

I just noticed the listing says this property is in Cobble Hill, Brooklyn.
