Discussion about 1 Grand Army Plaza #2B
So ... nearly a million dollars for Absolutely No View (I've always wanted floor-to-ceiling glass walls looking onto the building RIGHT next door!), a glorified wet bar for a "kitchen", and only one bedroom (do they really think anyone can fit a bed in that "office"??). Oh yes, and it's advertised at 1100 square feet and change. In what alternate universe does 800 square feet equal more than 1100 I'm not sure, but apparently in the land of Prospect Heights, it does.
NYCMatt, most of us have a suggestion for you - don't buy this particular place.
I'm entertained by the pics of the cribs, one in the master bedroom, one in the office. It's a nice-looking crib, but isn't the first rule of RE not to have pics of cribs?
No.
The first rule of real estate - at least in New York - is to set the asking price of apartments in starchitect buildings at roughly 115% higher than its worth.
Check.
The second rule is to overstate the square footage by at least 40%, which they've done successfully.
Check.
The third rule is to line up appliances on one side of the living room ... separated by an island ... and call it a "kitchen".
Check.
The fourth rule is to wall off an arbitrary chunk of the living room and call it a "bedroom".
Check.
They're definitely batting a thousand with this listing!
