negotiating tactics regarding amenities and maint/cc

We are first time buyers looking at a condo conversion which was done a few years ago so I guess it qualifies as a resale condo. What is the right way to think about price negotiations when the condo has no amenities and correspondingly, low monthly maint? Quite honestly, we dont care much for amenities so the low maint suits us fine. Do i have any bargaining leverage by arguing that the condo lacks amenities or will the owner/broker simply argue that low maint should be enough to compensate for that? would welcome any advice
If you're buying thru the sponsor there's very little wiggle room,... unless it's been on the market for a few years like you say. But if its a true resale by an owner, of course there is room for negotiation. Do your research (i.e. comparable sales, etc.) and come up with what you think it's worth, the highest price you will pay for it and then make a bid just below what you think's it's worth. In this market there's room for negotiation.
