negotiating tactics regarding amenities and maint/cc

We are first time buyers looking at a condo conversion which was done a few years ago so I guess it qualifies as a resale condo. What is the right way to think about price negotiations when the condo has no amenities and correspondingly, low monthly maint? Quite honestly, we dont care much for amenities so the low maint suits us fine. Do i have any bargaining leverage by arguing that the condo lacks amenities or will the owner/broker simply argue that low maint should be enough to compensate for that? would welcome any advice
Generally I think low maint adds value. Amenities range from nice to have to must have, and at some level buyers have probably already decided whether they are only wiling to consider elevator buildings or doormen buildings or what not.
