Why has the studio at this address been on the market for almost two years? Anyone know what's wrong with it?

You are right. Aside from probably being small, there must be a reason somewhere. Could it be that the owner is picky to the point of waiting for the "right one"? Many landlords are quite vocal with management companies to the point of being unreasonable. This was commonplace in the days of raising stabilized rental prices and hoping the tenant would not stay forever. At market rent, I don't see what the issue would be.
