Any experience with this building? Why is maintenance so high with low tax deductibility? Beautiful building, nice layouts, but very high monthlies...

On a related note, does anyone know if 24B and 10B have the same layouts (other than the balcony) or not? Trying to understand if there's a good reason 24B is asking over $1MM more than 10B sold for last fall, or if it's just a crazy ask.

Newbuyer, i looked into both apartments and aside from the balcony and a small corner off the "dining area" the floor plates of both 24B and 10B are the same. However there are small interior modifications in the layout of the two apartments. The reason for the price difference is probably the floor difference, allowing for much more expansive views, and the fact that 10B looks like it was in much worse condition. Nevertheless i do not think they warrant a million dollars more.
I am in a similar situation with one of my listings at 301 E. 79th. While mine may need some work...the same apartment only a few floors higher is asking $1,000,000 more.

Any insight on why the cc is so high for this building?

Only 4 apartments per floor but lots of staff (separate sets of doormen in the entry building and the tower, etc.). Bldg mortgage is not a crazy size (was $3.6m in 2009 when I was looking) so that doesn't explain it. Maintenance per share went up 9% / year between 2004 and 2011 - not sure how that compares to rest of the area but felt high to me at the time. Nice apartments but the maintenance does feel a bit out of whack...
