Discussion about
Hi, we moved to NYC last year and found a great apartment with the help of a broker we found on streeteasy. However, we have recently been informed by our landlords that they need to sell the apartment so we are forced to look again. Pretty much we move anytime between now and October 15th. While we are currently living in the UWS we are hoping to move to the West Village, Greenwich Village or East Village. Still trying to get a better feel but leaning towards the West Village. Looking for an alcove styudio or 1 bedroom under $3200. Anybody have any tips for the best way to go about locating no fee apartments? Thanks

In those neighborhoods you've a better chance of a winning lottery ticket.
If you can afford $3200/month you can afford to pay a fee.

What Matt says isn't accurate. Actually, the op isn't paying enough to be able to get a no fee apartment in the WV.
Sounds like he doesn't want to pay a fee and isn't asking if he can afford it.
also there are no fee units listed on streeteasy and yes CL. But its not so easy in the WV as it is in FiDi or Harlem to find such places...however, EV is more do-able.
Just browsing SE now I found 9 no fee 1bds in the WV, 12 in GV, and 20 in the EV for under $3500. Another 6 in chelsea and 2 in Soho...some of these were listed a 2bds, but I bet that is with a wall...
So its lie to say its IMPOSSIBLE without a broker. But most of these do not have floorplans or lots of pictures, so it will take a lot of time on foot.
I have 2 buildings in the West Village which have one bedrooms which rent in the range which you speak of for no fee. I list them right here on StreetEasy (on the rentals section, not the message board). I will have at least one, possible two in the next 30 days.
You should be advised though, things in this neighborhood go very quickly.
and fyi, I am talking about walk up, no frills here. Just nicely renovated apartments in classic buildings....
Thanks for the tips.
And Mav is there anyway I could learn a little bit more about the apartments that you have coming available? Sounds like it could be exactly what my wife and I are looking for.
Thanks again everybody.

In Greenwich Village or West Village

jason, who said impossible?
OP, keep us up to date and be honest. I'd bet you end up breaking down and paying a feel, upping your budget significantly, or changing hoods. I know the rental market in the village better than any of these other posters.
Some management companies list their apts online with no fees. My building is managed by Bettina Equities and they manage other buildings. www.bettinaequities.com
