Get developer to repaint balcony railings?

So I own one of the units in the building, however there is no condo board because there are still several units that are unsold. As of now the only people overseeing the building is the developer and his super. Me and the other owners are paying monthly CC's. The dilemma is the paint on my balcony railing is peeling and some of the exposed metal is rusting. Is it his responsibility to hire someone and pay for it using the building's CCs? or would that be my responsibility? What about other necessary repairs inside and outside my unit?

This is odd . . . there are plenty of buildings with sponsor units AND a condo board.

Does anybody know, should the OP have a board?

To answer your question, start with a letter to the developer, full list of everything you want.

Condo boards can be controlled by the developer for as many at least 2 years in new construction. Check the original offering statement. It should lay it out for you.

thanks for the responses. I was able to get a hold of the sponsor and have him send someone to repaint the railings + tell me the color that is used. I am likely still in my warranty of the condo but you guys make a good point of checking the offering plan.
