Discussion about
We're planning a somewhat minor reno job (repositioning of elements in the kitchen, opening a doorway in an existing wall, building a partial wall elsewhere, and that sort of thing) and I'm wondering what we should expect to pay an architect--retainer fee, completion of drawings, completion of contract docs, filing and obtaining alt approval, etc. What's the typical all-in fee? Any thoughts would be greatly appreciated!
You really have to be more specific. What is your overall budget (yes, that matters). What is the square footage of the space being renovated. Is there any electrical work whatsoever (you'll need an electrical plan, if so)? Is there a building architect you have to submit plans to (that is more time for your architect as there is a back-and-forth between them as they clarify any issues), and will the architect be providing the expeditor to get permits?
Those who charge a percentage range on average from 12-15% of the total job cost. Some will provide a medium range price for some finishes so you aren't penalized if you pick a rare marble for the bathroom over a Home Depot type, or a Viking stove versus a Maytag. But others will be just a flat percentage of the total job cost and that includes what you pay for appliances and exotic marbles.
There are also those who will do flat fee arrangements. Among them, some will break down their services into categories: (1) Design and drawings; (2) expediting/permits/building approvals; (3) bidding job and bid review; (4) construction oversight.
There are definitely variables like kylewest said. Without too much design, I would expect between $8-$12k, including expediting. That would include the preparation of drawings, submitting to the building architect for approval, preparing alt2 filing paperwork and expediting, as well as required inspections by architect.
If you could provide more information and we can schedule a consutlation, I can put together a proposal for you. Please feel free to email me.

I charge a flat fee for this type of work. Depends on the scope of work, my fee can be quite competitive. Contact me at generative.arch@gmail.com if you are interested.

Thanks, everyone, for your feedback.
