Broker represents the owner of this 3rd fl apt. Saw the place - it's a nice apt. Beware of what the broker tells you about expectations for apt in terms of owner's role. Make sure you are okay with current state of paint as you apparently cannot expect apt to be painted before your move-in. The furniture in apt also apparently belongs to owner (vs current tenant) and you may be asked to assume some responsibility for dealing with said furniture.
