Discussion about 49 West 12th Street in Greenwich Village
its a nice street, and a decent building, with a great roof deck. though post-war. The apartments listed seem great value compared to other stuff nearby. Anyone know why?
You been in the building??? Or seen the apartments??? Maintenance on the high side too...once you factor all those in, it'll make sense to you...Lobby is decent but hallways and many of the estate condition apartments need guts. Plus no washer/dryer allowed...
what do people think is a fair price per sq foot in this building?
$980 to $1000/sq ft is a fair price given the needed renovation ($200k). The building is ok but the location is superb, apartment (C-line) layout and room sizes are nice, southern and northern exposure, only 75 units in 10 floors, and second bathroom off the master bedroom is a treat. The board is tough on financials.
This is a full time doorman building on landmarked 12th st. It is post war but surrounded by historic buildings and townhouses. Yes it is a very good value for the area.
