Liberty Green - fairly priced???

I looked at these rentals over the weekend and overall liked them. Beautiful lobby, nice finishes in apts, some good views. I am hesitant because the price for the space seems high. The spaces seem really small - smaller than the advertised sq feet - and closet space is sparce. To me, they seem priced 10% too high, even with the free month. Also, they charge a $650 yearly fee per unit for ammenities such as using the play room or roof deck - seems greedy. Interested in what others think. Several of the units I saw were spoken for already and the activity level in the office was quite high.

the finishes are really nice. the 2 bedroom A and E lines seem very small. The B line is nice, but they want $7400/month. thats insane.

anyone have luck negotiating here?

As a agent that works BPC rentals....I feel they are VERY overpriced...you could rent in Gehry for about 500 a month less or 25 broad, 99battery or really anywhere else downtown for less

I also cover downtown. I think the Gehry views are stunning, but I don't think the location of Gehry and this are comparable.

it seems that other buildings in north battery park are charging about the same (if you take the 1 month free into consideration). verdisian, solaire. 2 bedrooms range from about $5600 to $6800. but liberty green has much nicer finishes.
it is still mind boggling that an 1100 sq foot 2 bedroom can go for $6600 ($6100 with 1 month free).

Yeah, Liberty Green is much farther away from public transportation. ;-)

Gehry is something of a bait and switch. Yes they start around $5900 but when you start to get to real 2 BR sizes it jumps pretty quickly.

In the end both Gehry and Liberty will have to deal with reality, but that doesn't help anybody looking right now.

Went to see the gehry this afternoon. Small 2 bedroom for $6200 , plus one month free. Liked the layout, but the space is small. No closet space. Finishes look cheap. Is that an ikea kitchen? The views are incredible. Did not like the area.

Also saw 15 William. I really liked the building. Layouts are a bit strange, but the apartments feel spacious. Great bball court. I liked the area, with stone street right there. But for a family I much prefer bpc. Something nice about having all of that grass outside your door, yet only a 10 min walk into TriBeCa. And having a whole foods within a 5 min walk is key.

how is it a bait and switch?. two bedrooms do indeed start at 5900. is it a bait and switch when best buy advertises a flat screen tv for 399, but they one you really want is 3999?

since when is a subway line the only part of location that matters? how about all the west village west of hudson st? not too many trains go through there either, do they?

Its a bait and switch bc they don't actually have one at that price to show, as ekartash discovered. They could be transparent about their prices, but they are still feeling around to see what they will actually get for the units. I'm not saying its unethical, oh defender of brokers everywhere. But I am telling people who are looking to align their expectations to what they are actually going to see and maybe not waste their time.

I can't imagine anyone with a family ever wanting to live in 15 William. Did you see those kitchens? I guess you could convert the giant bathtub into a swimming pool for your kids, at least.

Back to Liberty Green - has anyone actually rented an apartment there? When I was there, they claimed to have rented 20 in the first week. The "month free" is actually an extra month up front so you'd be signing on for 13 months and they won't amortize the savings over the lease term. One other key thing is they want yearly income of at least 50 times the rent. So the cheapest 1 bedroom at 3,895 (2nd floor facing west (North End Ave) would require an income of 195K. Yikes........other buildings in the area only require 45 times the rent. Wondering if they will get realistic about their prices.

can anyone else confirm that the amenities fee is $650. i was quoted $750. not that $100 matters much, but if they are throwing out different numbers here, who knows what else they are doing.

dude 650 vs 750 depends on your rent. i'm trying to have them throw it in there for free..... ain't paying 50 a month to use the roof/gym/pool tables once or twice. but yes, curious to know if anyone actually signed and how much they managed to cut off their initial listed px? cheerz

As I understand it, the ammenities fee is $650 for a 1 bdrm and $750 for 2 0r 3 bdrm. Yearly fee per apartment.
Also told you need an anual salary of 50 times the rent to qualify. So those $4K 1 bedrooms require 200K a year!!
Has anyone actually rented here? Were you able to negotiate? They told me 20 apartments had been rented the first week. Wondering if that is true and what prices they are actually getting. Also, anyone know of any incentives - I was told 1 month free for 12 mo lease or 2 mos for 24....they literally give you a free first month (or 2) before the 12 or 24 month lease starts, no amortization over the lease term.

The fee was 650 for a 1 bedroom and 750 for 2 or 3 bedrooms but I think they are doing away with this approach and now RAISING the original monthly rents to include it. Looks like things are going the wrong way here!! I think the prices are high and agree with prior poster - about 10% high, even considering they are new and high end. Has anyone actually rented in this building? Any success negotiatiating? What made you chose this over other buildings and do you think the prices are fair for what you get?

wait, 3!!!! we just signed today! they didn't move an inch though - not even a mm. raised rent / added amenities to the monthly, so bleh, but hey - BAMBOO FLOORS MAN WHAT CAN YOU DO??!?!?

thanks 314 - 1bed. i think their 2beds are still mispriced but not by much but at this point their 1beds are a steal. live in the area right now, tg, tp, soliare, verdesian all offer 1 beds without the one month free at the same price so no brainer for me to move into a newer building, w/d in every apartment, glass shower, and like i said.... bamboo flooring. was playing chicken with them initially for 2 weeks but finally signed since i don't think you can get a 800 sq ft 1 bed anywhere else in the area for less than 4k a month effective. the leasing mgmt refuses to move from listing price since they believe they can sign every flat at that price - hard to believe but i just got tired of playing the game. 8 ppl moved in already, so i believe that they've signed 30ish. another good thing is their flexibilitiy of move in date - now to july so don't need to pay extra rent for your move overlap. hope you come and join us.... cheers

i think we are going to sign here as well. 2 bedroom. as previously stated they are no moving an inch on the rent. only thing we can decide is whether to go for 1 or 2 year lease. we get an extra month on the 2 year. but if prices (big if) were to drop, we can not renegotiate.

rents are similar to other buildings in the area (if you account for the free months), but with better finishes. the views east are pretty nice.

Take the 2 year lease if you aren't planning on moving. Rents aren't dropping in just 12-13 months from now. Not materially and certainly not for a tenant who has moved in and they can bet won't be moving out and dealing with the hassle just to save a few percent or a couple hundred per month.

Because recent history shows that rents never go down. Rents could go either way in 12 months given all the economic uncertainties. Add to that the fact that this is a new building and while they might be able to hold firm on rental prices now, they may not be in the same position as the rest of their inventory comes on line.

@ekartash: That said, the two year lease gives you some security, which is nice especially for new families, which I think is your position. Good luck in any event. I'll be curious to see how you like it.

Trying to get a handle on what the actual rents are in this building. Sounds like from conversation above, 1 BR start at 3,895 -- i'm assuming these are low floors <800 sq ft. Small 1100 sq ft 2BR going for 6,600? Can someone confirm?

And how is the closet space?

i am not sure about 1 bedrooms. but for 2 bedrooms, if you take into consideration the free rent, the net effective rent starts at around $5600, and goes up to over $7,000 depending on size and layout.

we just sold our 1 bedroom, and i did not want to rush into buying. the next apartment will be for the long term. no sense in buying a 2 bedroom when in a year or two i might need a 3. so i figure i will rent, and at the same time look around. as soon as i find a 3 bedroom that i like and can afford, i will buy. also, we are not sure if we want to stay in manhattan or move to brooklyn. we will give battery park a shot and see how that goes.

in the mean time, what should i do with the cash from the sale?

It sounds like the money's spoken for: you seem pretty sure you'te gonna buy with it soon. So it sounds like you've got a certain fixed liability on the short horizon, so what choice do you have in where you can keep it? You're forced to park it in cash or something short-term. Now give yourself some flexibility (e.g., I will only buy if X), then you can put the money at risk. If not, put it in cash and someone else will take the risk on it.

Hi: just signed a lease at Liberty Green, it's expensive, but so is the Gehry, and transportation while slightly closer at the Gehry does not make up for the neighborhood near Civic Center. I'll take the amenities at Liberty Green (which my broker paid for for me) and the reality that the rent is stabilized. All in all Liberty Green is a great building, near Tribeca, BPC, and is only a couple of blocks from 1/2/3 trains. I found the space at Liberty Green better laid out than the Gehry, the finishes are MUCH nicer, and the area is calm and less chaotic. I'm excited to move there.

Hi Batman,

What sort of concessions did they offer you? I notice on their listings it says one month owner pay and one month early move in as well. does that mean you got 14 mths for the price of 12? or was it just a double post on the brokers part, and you got 13 for the price of 12?

jdfazio - the 1 bedrooms do start at 3985 but that is for the smaller floor plan on the lowest floor facing west, overlooking NEnd Ave (building accross the street). They go up about 50 a floor and those on the E facing side start at 100ish more. There are just 2 one bedroom floorplans and they very similar to each other. One is a bit larger and that is what is one on their website. A decent amount of sq footage is taken up by the bathrooms and kitchen so the living areas are not as big as you'd expect for the total sq ft. I don't think the prices have been "changing daily" as another poster said. You are looking at about 43-4500ish for the larger 1 bdrm plan on a floor above 10 facing east.

batmann - I don't think Gehry is a valid comparission due to Gehry's location - which is pretty far from BPC and in my view, a real negative. That said, I decided not to rent at Lib Green. Got a better deal on a 1 bedroom at Tribeca Green right accross the street. I think that's a better comparisson. At TG, more living area space, much better closets and significantly less rent, (even factoring in Lib Green's month free I am saving over 400 a month). Also, TG lets you charge rent to get points and that equates to a nice trip every year. True I don't get Lib Green's newness, great bathroom or high end kitchen, but Tribeca Green's are nice enough and I'd rather have the extra money every month. Those finishes are tempting, but it's just a rental, not a purchase, so it didn't seem worth it to me. Best wishes to those who go for it and rent here and I guess going through a broker will get you some "concession" (comment re amenities above).

interesting you rented at TG instead. i did the exact opposite, leaving TG for LG. i'm curious to know which line you're getting - presuming 1bed at LG is 4300 x 12/13 = call it 3950 and you're saving 400 a month, that means you're getting a 1bed at TG for 3500? there are a lot more diff 1bed lines at TG - i used to live in the B line with a wic etc. but didn't think you can get it down to 3500 these days. my new one bed at LG faces east and signed for 4550 but it's the largest 1bed (can't fit all my junk in the 850 sqft ones). good luck at tg - was a good building to us for the past 4 years but frankly they raised our 2bed by 15% and left me no choice but to move. feels to me like related has a lot of trouble now leasing out the 2beds and larger at TG and tribeca park due to LG.

ah, and you should have let me know you're coming to TG, i could have referred you and we could split a dinner for 4 at bouley with their $1k concession. haha jk - best wishes, and also - don't pay for the TG gym, it's not worth it. you're better off taking your $50 a month to an actual gym nearby. otherwise, bc good friends with the doorman and he'll let you rent out the entertainment room for free instead of $100 / hour. cheers dude

yep all moved in in the A line - cost me $1k to go across the street but i guess that's what i get for living on this island! everything is great - it's a really nice building and all the little details grow on you. it's a much much better building than TG (obviously brand new vs 6 years old) so we are very happy to have picked this place. My guess is probably 40% to 50% occupied now and they're still trying hard to sign the remainder but interest has definitely died down from say a month and a half ago. see you on the terrace sometime - they added the propane lines this past weekend so all set to grilllllllz. Good luck with your move in and hope you enjoy!

and jim hones, i'm sorry but i don't have kids yet so the milk is still meant for me. i do feel sorry for you though, at least whole foods is near by and you can get some vanilla flavoured silk? heard it's pretty good and gives you the dose of estrogen it sounds like you need so desperately. cheers

Any update on 2BR rents or the pet policy? If interest during the summer is waning, it seems logical that rents would likely come down during the fall into the holidays.

I'm all moved in to LG and am LOVING it. The building and its employees are amazing. It's new so there are always a few kinks, but overall it's amazing. I moved from a 2 bedroom in the Village to a studio at LG, and have more space, more amenities, and my rent is lower!

Moving here in less than 2 weeks!

The building is gorgeous and love the amenities (although you would think they could build a bigger roofdeck...don't understand why it's so small).

The building is new so you can definitely see they are disorganized and still trying to figure out how to run the building. I am sure they'll work out the kinks soon.

I was surprised to see we pay the management company directly for electric. Wondering if any of the tenants cared to comment on their electric bill and if it seemed reasonable for a "green" building.

I recently moved into a the larger 1BR at TG and love it. Great service, huge space, amazing amenities. I unfortunately (abd unexpectedly) have to move for personal reasons and am
looking for a new tenant for Nov 15 or Dec 1. They are no longer offering incentives for new signees but I'm willing to give the new tenant 1 month free for a net total of $4150/ month (400 off the listing price). If interested in more details please contact me directly at 571 242 2575.

i have a 2 bedroom/2 bathroom in the solaire available feb 1 SIGNIFICANTLY BELOW MARKET RATES. it is a lease transfer due to the fact that i am relocating. i rented during the "rental recession", currently pay $5200. i think the location of this building is far superior, on the water and tear drop park. liberty green faces north end ave (yuck) and the ball field and goldman sachs building, which i can only imagine poses a significant problem trying to sleep at night with all the lights. this is a lease transfer so that means that you'd pay $5200 (i'm willing to negotiate as well) feb til beginning of june and then you would have the option to re-sign at the insiders rate (normal price bump for a unit). leasing office told me that they would probably put it on the market for $5900 if my lease was up. it's a green building, nice amenities, w/d in unit. I have lived at 400 chambers and 20 river terrace (solaire) both are outstanding buildings. the management at the solaire is top notch. email me if you are interested. abram_m_chappell@yahoo.com

Has anyone received their lease renewals? i find it interesting that they are raising rents and not offering any free months. yet, you can rent a new apartment at green or luxe for less, and with free months. wouldn't they want to appease their rent paying tenants first?

Why give incentives to existing tenants? Sounds like you are a victim of the myth of amortization. The free month you got upfront should have been viewed as an allowance for new furniture or moving expenses...one time only. Its their marketing expense not your ongoing entitlement.

i understand what you are saying, if they had fully rented buildings. they have empty apartments, and are offering the incentives to new tenants. i can just go and rent a different apartment in these buildings. it would be cheaper.

Let us know what happens as I live here also (I opted for a 2 year lease, so my renewal isn't coming up for awhile). Not surprising they tried to raise your rent (I would never expect them to give you months free again). I would try and negotiate with them and present facts to them about how you know they are renting available apartments for less and you can move out and then move back in. The management seems fairly responsive and rational - they might reduce the rent if you say you will move out.

Are you guys kidding? They keep a record. If you move out and try to move back in, you don't get a concession. Nor do you get one for switching apartments. In fact, some landlords won't give it even if you switch to another building they own.

They don't have to give me the concession. I can move across the street to a different building (managed by a different company). And they are left with a vacant apartment. I understand that the rental market is hot. But there are tons of empty apartments in the luxe, and a few in green. If they want to be stubborn, so be it. My apartment is not worth what they want me to pay for it,

If you are truly above market, you should do that. Some people do chase the concession, but the vast majority do not. Moving is an incredible hassle. If I was an owner, I would draw a line in the sand. The market is strong. If they give a concession to you, they would need to give it to all renewing tenants. In my opinion, that would be a dumb business decision in this enviroment. Just my 2 cents.

has anyone had problems with the noise from the ball field? It seems really loud out there for the apartments facing east.
