Battery Park City - N End - High Rents

What is going on with the rents in this area? It seems like they are really going up over the past few months. Is it Goldman Sachs? General Manhattan market? I have been looking for a 1 bdrm at Tribeca Green, Liberty Green, Verdasian, Tribeca Park, 22 River Terrace, etc. They are 3600-4200 which is quite a bit higher than last year. Do you agree and think that these rents will be sustained? Is it typical for rents to get lower after the summer peak? Would that be September or later in the year?

I have been looking too and it seems this part of BPC is now comparable to Tribeca and yes, the rents have been going up from last year. There is not a ton on the market, other than the new Liberty Green and it is a bit of a mystery as to what is renting there. Rents could well be sustained. Last year at this time it was a very different market. Traditionally, rents can go down after the summer peak, not sure what will happen this year, I don't think anyone knows but rents are generally up all over compared to last year.

I live at 22 River Terrace and my wife and I are moving July 1 and we're currently trying to find someone to sign a new 1-year lease (or sublet it unfurnished for July-Sept). We were surprised to discover the rent hikes in the area recently, but were explained to by management that the inventory has just become incredibly low in N. Battery Park. There are only a few apartments available in our building, can't speak for others. We still feel our 1 BR is a steal at $3,220, especially when compared to the buildings nearby mentioned in the first post by insync. If anyone wants a current steal, check out our ad. This neighborhood is only going to get more expensive!
