Discussion about 233 East 54th Street
(Discussing listing at 233 EAST 54TH ST.) CONS: Recently viewed this at an open house at Apt. 1C last week. Apartment needs extensive reconditioning and liveable square footage is only a mere 260. Floor plan of this apartment is greatly deceiving as it states the square footage at 320. Believe me, it's not even near that. I'm an architecht in Manhattan and can honestly state the facts here, not just opinion. Also, building in located in the midst of 4 parking garages. It is literally surrounded by them. At the viewing you could hear the moving of vehicles and commotion. Could not tolerate. PROS: Couple of good restaurants in the area. Close to subway transport.

Guess that's the reason for the price drop. Been on the market for a while as well. Oh well, was planning on seeing it but will pass. RE prices are beginning to drop in any event, probably better off to wait a few months.

Waiting a few months will not get a better price because the Wall Street Bonuses will be out and this is the strongest season. You will be competing against other buyers and sellers will be more reluctant to negotiate. This coupled with the fact that the interest rates are expected to be lowered will create a better market for sellers.

quite frankly the price drops we're seeing are for properties overpriced to begin with.
if you're looking to buy for the long term doesn't matter when you buy, as a good property priced correctly in the current market won't sit around long enough for a further price drop. also, if the market picks up as abv poster mentioned, you can easily miss an opportunity.
it only makes sense for an investor looking to turn a quick profit to time this market.
if u see a property u like, and u think the price is fair - go for it and negotiate.

my buds are not buying and neither am I,
just cause we got bonuses doesn't mean we spend it willy nilly,

Still people buying and lots of properties pending. People will continue
to pick up good buys.
