what is the garage situation? is it rental or do you have to purchase the space.

I worked in that building and there are two parking garages and they both have monthly rentals

I know a lot of UN families live in that nabe. They move on. It's also not a very convenient spot and the zoned school is one of the weaker ones in district 2. It's a little soulless and those buildings, I think, tend to attract people who don't plan on staying forever.

We live on that street though not that building. i would guess that the same situation is occurring in 50 sutton place as ours...lots of estate sales. They all moved in 40/50/60 years ago and are slowly and sadly departing this earth. That has been the case in all the recent vacancies in our building and i suspect in others on the street. It is a remarkably convenient place to live and will only get more so when the new Whole Foods is completed in a few months as well as the new elementary school. On another note, the garage space in our building must be purchased but there are rental spaces available around the corner. We actually park in LIC as we hardly ever use the car and it is only one subway stop away as well as being very cheap. hope all this helps!

Curious - how much does LIC parking cost and how much does parking in your neighborhood cost?

funny a grocery store will suddenly make the neighborhood better. What is wrong with D'agostinos isn't that closer? Btw, most sales in the building are not estate sales.

Brooks, welcome to the 2000s.

Whole Foods in Chelsea, Union Square, Tribeca ... it's not the first catalyst to improve an area, but it's early. Columbus Square. The exception is Columbus Circle which could hardly be improved with just a Whole Foods.

the Whole foods coming is between 2nd & 3d on 57th. I would hardy consider that the same neighborhood.

@huntersburg...Parking in LIC costs us $280 a month for a SUV versus $850 in the neighborhood. And the LIC indoor parking lot is directly across the street from the courthouse and filled with police cars. feels very safe and is really only one subway stop away.
@brooks2...dags and food emporium are quite close but the quality is poor. once whole foods opens, we won't have to travel to get decent produce. i can't speak for 50 sutton place but all the recent sales in our building close by have been estate sales or sales on behalf of an elderly person who has been moved elsewhere.

if they are estate sales, why are they priced so ridiculously high.? more sellers than buyers means price drops.

This joker is trying to sell his/her apartment ~$150 above comps. similar lines have sold in the mid $750k?

My answer, there are so many apartments for sales in the building because these people want to get out at inflated 05-11' prices.

and this joker tried selling for $985k after paying $850 in 07'. they proceeded to cut the price to $897k and don't want to take a loss..
too funny now everyone is trying to get out pfffffffffffff
