Discussion about
When we bought a couple years ago, my wife couldn't make the closing appointment, and now her name isn't on any of the paperwork. Is it pretty straight forward to get her name on the condo ownership or is it going to cost me a lot (i.e. > $10k)?
I have the same question too, but instead, this will be a co-op. In other words, how much does it cost to add a name to the co-op stock certificate? Thanks.
I am not sure i understand the question. If you were purchasing the condo together the contract would have been in both of your names. If she could not make it all you would have needed was a power of attorney allowing you to sign on her behalf at closing.
As to changing now it all depends on policies. With a condo should be pretty straightforward. if you have a mortgage though you will need a bank representative to agree to change title and then would probably want you to change the loan and pay fees.
Coop i believe is a pain. When I did it years ago to change title around, had to submit a new package, now since it is your wife maybe they will not care. However they will hit you with fees to do a closing and issue a new stock certificate. And then once again if you have a mortgage you will need to deal with the bank.
Just what i remember and may not be completely accurate.
I see, it does seem relatively straight forward. Thx.
why the need to have her name on the paperwork??
What difference does it make? When she divorces you, she's going to get the place anyway! Plus about half your take-home pay in alimony and child support. Unless, of course, you were smart enough to get a prenup. Which i doubt.
actually dp, it might matter--if our OP husband in fact bought the apt with income accumulated by him prior to the marriage, and the deed remained in his sole name, the apt would not be considered community property, when she divorces him
and if she is applying pressure to comingle, and the apt has good equity and is valuable, as is the rest of his portfolio--she's likely already been scheming with her lawyers
Aboutready owns 50% of her husband's law degree.
Wbottom: Hmmm. You raise some good points. If only there was a way to avoid getting shorn of half your assets, and to avoid paying huge amounts of your take-home pay in the form of alimoney.
Oh wait! There is!! Don't get married!!
Barring that, I recommend men get a pre-nup the size of the Shanghai Phone Book...
" If only there was a way to avoid getting shorn of half your assets, and to avoid paying huge amounts of your take-home pay in the form of alimoney.

huh..i would think the more precise conclusion would be don't get divorced. or at least don't marry someone who is clearly marrying you for your "assests". but yours is good too. avoid all emotional attachment. hookers are anatomically comparable, often anatomically superior, what's a hooker got that the person you love doesn't. all sex is the same, right dwayne? don't nobody got anything of which you can't rent a better model. keep living the dream.
Dwayne Pipe maybe you should have chosen a smart career woman over the trophy wife. Hopefully, you'll use better judgement next time.
no, DP doesn't have any interest in love. he'll pay for his sex, and the women shall be damned glad to provide it, even when he's eighty and being pushed in a wheelchair by a nubile young thing that wants to gag but knows her place. that's senior satisfaction.
oh man, i mixed it up. that should read.
"what's the person you love got that a hooker hasn't."
i'm still right, but the effect was diminished.

lucille, you should try this on columbiacounty. You'll need something like "the beauty of upstate new york" then you can get going on the beautiful scenery and how George Pataki's commercials used to be great (to lure alanhart in) and how we should get the Olympics again. Wait a couple of days (maybe Monday after a nice weekend) and use one of our other streeteasy posting names.

lucille, you should visit me in columbiacounty. You'll need to bring your own electricity and clean water, despite "the beauty of upstate new york" because of the Rip Van Winkle Bridge, also remember George Pataki's commercials that used to be great (right alanhart?) and my family are major participants in the Special Olympics again. Wait a couple of days (maybe Monday after a nice weekend) and use one of our other streeteasy posting names.
@Lucille: "hookers are anatomically comparable, often anatomically superior"
- You are SO right! Women over 35 are past their expiration date. They start to get the "turkey neck" like Madonna. And have you seen her hands?? My god, it's like she put them in a microwave! Only thing is, I would never PAY for sex; your younger and hotter competition is giving it away for free, Lucille.
@Hotproperty: "you should have chosen a smart career woman over the trophy wife."
Oh gawd! Career women are the WORST! Did you ever look at the Fortune Magazine list of the 50 Most Powerful Women in Business?? There's not a bangable one in the bunch! Career women are successful because they had a LOT of time to stay in and study on Saturday night...because no man asked them out!
"Hey Dwayne ...you don't really believe all this agitprop you spew, do you...you're just trying to provoke these aging broads, these old turkey necks, aren't you??"
Could be...
Madonna has turkey neck? I thought she'd been stretched tight as a drum.
did you really just describe sex with you as giving it away for free?....hmm..ok....you are a money wiz master of the universe type, right? dwayne in your extensive experience as a shrewd and brilliant businessman, what sort of product have you generally seen being given away for free?
for me none of this is gender specific--just happnens that the OP is a husband with a wife who wants to get her name on an asset that is in his sole name--massive red flag
our system of divorce is set up to reward the party who produces little (whether through bad luck or, more frequently, laziness), with the fruits of the labors of his/her spouse; often for ongoing periods of time. and once marital assets are split and ongoing alimony and/or "child support" are cast; the lazy ex-spouse is incented to remain on the sofa until the term of the lottery distribution ends, and sometimes the term is perpetual!!
gender specific is the fact that i can't get impregnated by a rich guy, the well-known "get knocked up, get checks" play
Oh Bottom, now we know why you're so bitter. Your divorce must have been really bad.
>Oh Bottom, now we know why you're so bitter. Your divorce must have been really bad.
This has been quite obvious for some time.
what divorce?
"dwayne in your extensive experience as a shrewd and brilliant businessman, what sort of product have you generally seen being given away for free? "
It's called loss-leader, Lucille. They're not giving it away for free, they are letting you take a little test-drive hoping you'll buy the car. When you walk into the supermarket and they're selling a six-pack of Coke for 99 cents, they're not making a profit on that - but they use it to get you into the store, hoping you'll buy the overpriced filet mignon for $32/pound! Women use sex as a loss-leader hoping you'll marry them and buy them shoes and handbags the rest of their life, or until they get bored and take your house and pension in a divorce. All of this explains why a pre-nup is necessary for a man.
But ol' Dwayne just walks into the supermarket, and buys the six pack of coke for 99 cents, and walks right out! He never gets over-sold into the over-priced filet. Dwayne is like the guy who tests drives the Ferrari, leading them on that he might buy it. After a wild weekend of riding that Ferrari in every gear possible, Dwayne returns it to the dealer and keeps his money in the bank. Only i'm not talking about a Ferrari...
dwayne, i googled loss-leader, thank you for that, now i know. i get what you're saying and i get that for your purposes your strategy clearly makes sense and works. but do you really not know the difference between test driving any attractive ferrari as opposed to one with which you have an intense natural chemistry and "connection" or whatever corny name you want to give that? i have no doubt you've done a lot of both ferraris and 99cent cokes, but it doesn't seem like you've ever done it the way it's meant to be done. just saying.
it's usually men who get taken, but can be women too--
Wbottom is looking for a date.
"gender specific is the fact that i can't get impregnated by a rich guy, the well-known "get knocked up, get checks" play"
now, granted i slept through health class, but it's always been my understanding that it requires 2 people to get impregnated. is that wrong? unless she inpregnantee somehow gets ahold of the impregnator's genetic material without his knowledge. but i don't know that law on that.

columbiacounty, is that how it happened in your household?
h'burg,
How do you know ar, owns 50% of Ralph's law degree?
I only know what has been stated on streeteasy.
hunterburg,
Thank you!
free wb!!!!!
hey it's this thread!
huntersburg, you're the best!
No need to tell me what I already know
And arrogant! LOL
given current issues, luc, is your name on all the papers?
ones that matter
lucille,
How are you?
i'm good, thanks for asking. you?
Hello,
A refinance will put your spouse on the mortgage. A deed change will put your spouse on the deed. The management agent of a Coop can change the stock and lease. Deed & Stock changes are a few hundred. Its not a big deal.. As a mortgage broker, we do this all the time.
