How reliable are the MNS numbers?

I've been doing research to figure out how much I can raise the rent on our condo in the coming year, and came across this: http://www.mns.com/manhattan_rental_market_report What's then general opinion out there on these reports? Is the sample size good enough for the various neighborhoods that it's reasonable to take last years rent and go up by roughly the % increase for that neighborhood & apt size? Obviously there's other things that come in, but let's assume for this case some constants, like that the apartment was 'average' quality in its peer-group last year, and is this year as well. Thoughts?
