I have a four bedroon, 2400 sft apartment on the Upper East Side and am looking at replacing the damaged floors with the intent of selling the condo in a couple of years. What is the best hardwood floor material to use to maximize resale value? Have received suggestions for Brazilian Cherry Prefinished 5" wide. Other suggestion was to put in 4" wide 3/4" thick Unfinished Oak, and have it finished to a medium to dark color after installation. Welcome feedback. Dave

That is really a matter of preference. Some like dark floors some light. For resale I would install a 3/4" thick 4" oak floor and depending on what the apartment looks like you can stain it darker light

are you going to replace all of the floors or just the damaged room's floors? if just the damaged, try to match the rest and refinish to provide continuity. i just saw a house my friend bought that goes from 3 inch light oak to 5 inch dark cherry to finish off in pickled white 5 inch. looks totally stupid.

ab: Am going to replace all the floors. The glue is coming off teh back of the 2" wood currently installed and they make noise when you walk on them.

What is the best color stain to pick if I go with the white oak with the goal of dressign up for resale? Cherry? Maple? I have no real preference.
