Discussion about
What do you people think is the cost to renovate a 8*12 batroom? No change of layout. No gold fixtures etc. Marble but not onyx. No custom tub and vanity. Free standing tub. I have heard $40K all in bu t seems low. Thanks.

It really depends on what you prrchase. You can buy a tub for $1,000.00 or you can buy a WET tub for $4,000.00. If you are not doing anything custom like a vanity it should cost around 40k

Thanks primer. Assuming we want $5000K tub, nice toto toilet, nice marble/mosaic, non-custom high-end vanity, nice glass steam shower and nice glass bathroom door, dornbracy fittings, will $40K cover it?

I think you just outlined some "upgrades" from primer's general pricing for a higher end bathroom. I'd budget $55,000 and be happy if it comes in lower.

Once again Kylewest is correct. You can figure the labor costs for a hi end bathroom to run about 20k-25k depending on the details. Cove lighting would increase the price. Glass tile installations are more expensive. Is there a steam shower or body sprays? What kind of building are in in? What are the walls made out of?

Thanks Kylewest and Primer. It is a loft where the bathroom is in a good condition (high end 15 years back, gently and sparingly used) but a bid dated. Trying to decide if we only update the shower stall, which we do not like, and a new glass door for the bathroom (think that is 15K for high end) or re-do the whole bathroom later. There is no steam shower and body spray. It seems that we should budget $50K at least.

I wish I knew what tiles, and fixtures you were using. When someone says HI-End it could mean something else. I am currently doing two projects on Greenwich street, if you want me to come by and give you a real budget I would be happy to. 15k just for the shower seems a little high.

thanks primer. for now we will use the bathroom as it is but will look to reno a couple of years down the line. Was trying to decided if the piecemeal changes of shower followed by bathtub would work but decided against it seems better to do the whole reno for uniform look. Was including fittings/steam shower special effect/etching glass in the shower.
