According to The NYT RE section Sunday, Oct 16 The Helena wanted to renew a lease for 5k from 2,840/month. The renter didn't take the bait. I don't see anything renting at that level. Was this fair?

NOT A SINGLE ON ANYWHERE NEAR THAT PRICE - they hover around $3k a month. During that time they had a TWO BEDROOM listed for under $5k a month.

The Helena's asking prices have actually gone DOWN since 2008. In fact, they're DOWN from 2007.

perhaps this tenant was less than desireable. good way to clear the books of someone you don't want in the building anymore. he downsized to a $1600 apartment on 1st in the 80's? something sounds weird in that to me.

In other cities when someone is raised that high of a percentage, it usually means management does not want that person in the building. Of course most other cities didn't have rent controll or rent stabilization so they learned how to eject people that much sooner. It's tacky, but quick.

The Helena is in an awful location, no transportation anywhere nearby, a thousand mile trek to the nearest tube. It was always overpriced and it still is considering where it is and the size of the units there, though they seem to have come back to reality a bit.

As i said -Let's be clear - the guy who works for me talked the Helena down $100 per month AND got a free month. This all on Friday, October 14, 2011. 2 days ago!!!! $2850 net for a one bedroom. So the very anecdote meant to frame this story is false.

Shout it from the rooftops Jason, you have an employee who lives in a nice one bedroom that he rents cheap, and you are double bolting the doors in your tenement apartment because you couldn't negotiate a good deal anywhere else in town. How soon before you work for him?

This is true. I've developed an acute UWS envy lately. Perhaps my next neighborhood, not only for the Park(s), but the general vibe I get, especially with a kid.

The east side is almost shameful. The east side view over the river is better than the west side view over the river, but living far east is not attractive, with only a few exceptions, downtown - if that's your thing - and possibly Beekman and Sutton, but there, the parks are few and far between, in contrast to Riverside park. My opinion.

not necessarily. i have a great apartment. and i do live in a lovely neighborhood. the school (when it comes gets built and eventually comes on line) is highly ranked already (existing school in a different location for the moment). wholefood will be in the same building as the new school. i walk to work, my wife is a 15 minute commute. but i do like what i see on the uws.

i thought you remembered everything? i didn't have to marry her to let her stay. i'm sure it helped. she was gainfully employed and here legally when I met her.
