Hometeam: I assume you're a broker. 4500 for a floor-through 1-bedroom, nice block, UWS, 3rd(?) floor of a non-elevatored, non-doorman TH. Hard sell. Now if you can split that master into two bedrooms, maybe.

As for square footage, it's an 18-footer TH - so the floorplate (assuming no extension) gives you 18X50 = 900 sqft. Minus the stairwell, okay, maybe it's 800 and change.

I actually think West81st "IYCDMMWC" thread is one of the more insightful posts on real estate in the last six years online. I dunno about ThehometeamNYC, but I have measured most of them. The old fashioned way, with shoe leather and an old fashioned (and even a digital) tape measure at some point. It's all good.
