Discussion about 250 West Street in Tribeca
We looked a while ago - looks like just all the water front are in contract
we were told the price was not negotiable
Walked by it today. Noticed they went cheap on the windows - they put in fillers at the top rather than doing the full arch like the building was built. Also, a big sign for canal / holland tunnel is up around the 3rd / 4th floors in the middle of the building on west st and it has big lights on it so people on the north side of the building will have non-stop light at night (I prefer to sleep in the dark). Amenities look nice. Not crazy about the kitchen and bath finishes - they look a little too fashionable - I would have preferred something more timeless. Also, nothing wrong with Kohler but that's a little cheap for those prices.
they are not negotiating pricing because its all at initial offering. the building is gorgeous.
Prices are not negotiable but the value is there!
Has anybody been inside to view the model? I understand it is a larger, corner unit. I'm looking at 2beds and the location is great.
I am going to see soon. If prices not negotiable, not sure it makes sense. But will look.
By the floorplans these must be very dark apartments. It looks like typically most of the apartment does not get direct sunlight.
Man, they increase the prices wayyyyyy to high compare to last year. I think the layout is superb. Most all the units comes with a decent size of den that you can turn into home office or even an extra "bedroom" just w/o window. Not sure if I need all the amenities,.. do you think it's going to be a crowded atmosphere once everyone move in? used to live in 200 chambers.. and that place is just way too crowded at the end =(
Does anyone know when the first wave of move-ins are starting? Wasn't it supposed to be this month?
Thye're supposed to get a TCO next month
I'm one of the preferred and approved lenders there so I've been talking to many buyers in-contract. Looks like everyone is eager to move in. TCOs are a tough thing to predict but I hear construction is going really well and there is a lot of demand in this building. I'm sure the sponsor wants to get closings started just as much as the buyers, probably, even more so.

Any idea of Hurricane Sandy flooded the building and if that will lead to delay of TCO?
